- We will need you to upload an ID. That could be a Dutch ID Card (note: upload front and back!) or it could be a valid passport (Make a safe copy with this App);
- A copy of your latest payslip;
- Your bank statement with a salary deposit incl. your name and full bank account number;
- An employer’s statement with company stamp (not older than 3 months). This is not a copy of your employment contract.

- Proof of actual demonstrable assignments
- Registered through Chamber of Commerce
- Valid residence permit, work permit or EU Passport
- Earning an annual gross income €40.000,00 including possible ‘30%-agreement’
- No record of bankruptcy, eviction or a criminal record
- Freelancers and Independent Contractors will be required to arrange a positive ‘credit check’ through Graydon in order to apply.

What are the sizes of the apartments?
Type A apartments range from 32m2 to 53m2. Two bedroom apartments range from 58m2 - 87m2. Check the housing list for more details.
Which RENTAL AGREEMENTs Do you offer?
We will offer you a youth rental agreement of maximum 5 years when you’re between the age of 18 and 27. When you’re 28 and over you'll get a fixed period rental agreement of 2 years.
WHAT WILL WE INVOICE YOU?
Your invoice covers your cold rent, service costs which includes among others heating, internet, television, cleaning of the building, community events and your own Resident Manager.
CAN I APPLY FOR RENTAL ALLOWANCE?
At Wembley it is not possible to apply for rental allowance.
WHAT CAN I FIND IN MY APARTMENT?
The apartments are unfurnished, but including a fully equipped kitchen and bathroom. A wood-style PVC floor, intercom system, mechanical ventilation and your Resident Manager can help you with your furnishing plans, we already put some thoughts in the ideal furniture suitable for your new home.
The fully equipped kitchen includes a fridge with freezer compartment, electric cooking stove, combi oven, dishwasher and a connection for a washing machine & dryer.

How can I secure my apartment?
1. You can make a profile via OSRE fill out your details and upload the documents in five steps.
2. We will asses your registration and let you know if your profile is approved.
3. In case your profile will be approved you will join the draw for an apartment (at random allocated), based on your preferences.
4. To accept the apartment you need to pay the booking fee. When there’s no availability or you don’t seem to be eligible after all. This is nonrefundable

Do I have to pay a security deposit?
Wembley requires a security deposit of €2000.00. The deposit is fully refundable at the end of your membership, provided no damages have been incurred. Follow this link to take care of that for you.
How do I pay my rent?
We will deduct your rent from your account around the 28th of every month. You pay one month in advance. A standing order is mandatory and will be signed for in your tenancy contract. Please keep an eye on your account, it’s your responsibility after all.
When will my RENTAL AGREEMENT start?
Expected delivery of Wembley is 1st of May 2021. Keep in mind this date may change. Soon we will update you with a start date of the rental agreement.
Is Housekeeping included?
The public area’s will be cleaned of course, your apartment will not.
Are pets allowed?
Hamsters, fish, bunnies and ginnea pigs? Yes! Dogs, cats, alpaca’s, elephants and horses? Nope.. sorry. Pets who wander around can cause allergic reactions for your fellow tenants. You wouldn’t walk around in a cloud of sneezes and germs would you?
Is there parking on site?
There is! The parking spots are mandatory linked to an apartment. The parking spots will be around the corner in the parking garage at Laan van Spartaan 4. Check the Housing List to see which ones. Parking spots cost €103,00.

Please note that your electricity, water and communal taxes aren’t invoiced by your landlord and have to be arranged and paid by you as a tenant.

Are there apartments for couples?
That’s up to you! Co-tenancy is possible and in order to register you can request it through your Resident Manager. An amount of €25,00 per month will be added to your invoice.
How can I get packages delivered?
You’ll always have to use your own private address, download the BringMe app and when that’s done, you can add ‘BringMe’ to your delivery details. After you receive a message, you can find your parcel/package in the BringMe Box near the central postboxes!
Co-living at Wembley?
We'll provide a monthly programme with events and sport activties. Would you like to host your own event? Please do so! You can simply use the event agenda or contact your Resident Manager for Wembley’s private events.
Is your service 24/7?
Yes it is. However, the Community Manager is on site during office hours and week days. When you’re in trouble or in case of emergency you can use the emergency phone number. For all other queries you can send an e-mail and receive a reply within 24 hours.
Do you have extra storage?
Amsterdam. So no, unfortunately not.
If I turn down an apartment allocation, will I get another offer?
No, not guaranteed. Wembley is a popular place, you’ll end up in the draft again. Why would you refuse it anyway? ;)
Registration process
Take a look at the progress bar in your registration screen. Is it full and green? Then you just completed everything you can (for now). You’ll have to be patient for a bit until the next registration round. You’ll get an update as soon as we’re there!
Can I schedule a viewing?
Because the building is still under construction, a viewing is not possible. Please do NOT enter the construction side by yourself, this is prohibited and not safe!
WHAT ARE THE MEASUREMENTS OF MY APARTMENT?
Apartment types are shown on the apartments page with measures. This are indicative measures. It may be depending on the location of your apartment. Check the floor plans in combination with the housing list.

It is definitely possible to register on this address at the municipality!
Can I cancel the parking space at my apartment?
No, this is not possible. The parking spot is mandatory.

Only in the bathroom. The other areas have floor heating

WILL THE CONTRACT BE UNDER BOTH OUR NAMES?
No, you get one contract under the primary applicant’s name. Only the main tenant is on the contract but the both of you will need to sign it.
DO WE BOTH PAY THE DEPOSIT?
No, only the main tenant needs to pay the deposit. Check the FAQ regarding deposits for more info
WHAT IF MY FRIEND WANTS TO MOVE OUT, BUT WANT TO STAY?
The primary tenant is responsible for the contract. If you friend wishes to move out, you are more than welcome to look for a new roommate yourself (with our permission), pay the monthly costs yourself, or cancel the contract and move out as well.
CAN WE BOTH USE OUR OWN BANK ACCOUNT TO PAY THE RENT?
No, The FIZZ will automatically deduct the rent from only one bank account (the account listed on the contract). Tip: make a shared bank account for your household costs.
